Holding Over
This Lease shall terminate without further notice at the expiration of the Lease Term. Any holding over by Tenant after Lease Termination shall not constitute a renewal or extension of the Lease Term or give Tenant any rights in or to the Premises except as expressly provided in this Lease. It is the desire of Landlord either to negotiate a new lease with Tenant for the Premises prior to the expiration of the Lease Term, or have Tenant vacate the Premises pursuant to Section ________. Therefore, any holding over after Lease Termination with the express or implied consent of Landlord shall be construed to be a tenancy from month to month, at two hundred percent (200%) of the Base Rent for the month preceding Lease Termination in addition to all Additional Rent payable hereunder, and shall otherwise be on the terms and conditions herein specified insofar as applicable. If Tenant remains in possession of the Premises after Lease Termination without Landlord's consent, Tenant shall indemnify Landlord against any loss or liability resulting from Tenant's failure to surrender the Premises, including without limitation, any claims made by any succeeding tenant based on delay in the availability of the Premises.......................
